Project Overview
Lakeside Gardens Apartments is a transformative redevelopment initiative located in the heart of Shreveport, Louisiana. Representing a $38.1 million investment, this project will revitalize a legacy affordable housing community, preserve deeply rooted neighborhood identity, and strengthen a key corridor in the city’s urban core. The redevelopment is designed to deliver long-term affordability, energy-efficient design, and modern living standards for working families and individuals in Northwest Louisiana.
Originally constructed in 1969 by Reverend Amos Terrell and Lakeside Baptist Church, Lakeside Gardens has served as a cornerstone of faith-based affordable housing in the Shreveport community for more than 50 years. The proposed project will honor that legacy while repositioning the property to meet contemporary housing and sustainability standards.
Located at 2440 Carrie Avenue in Caddo Parish, the site spans approximately 6.23 acres and sits within the Shreveport-Bossier City Metropolitan Statistical Area (MSA). The redevelopment will include a comprehensive rehabilitation of 88 existing units and the new construction of 22 additional units, resulting in a revitalized 110-unit community.
The rehabilitation scope will address structural integrity, energy efficiency, and modernized unit interiors, while enhancing outdoor community amenities and green space. The construction of 22 new units will introduce high-efficiency systems, durable materials, and accessible unit design to better serve both seniors and families with children.
The site also includes 145 surface parking spaces, resulting in a parking ratio of 1.3 spaces per unit, which supports both tenant and visitor access without overburdening the site footprint. The physical layout preserves open space and allows for pedestrian circulation, community gathering areas, and future sustainability enhancements such as on-site stormwater management or solar readiness.
